HVAC: Your Preventive Maintenance Checklist

It’s time to be proactive and start thinking about performing preventative maintenance on your HVAC systems—before temperatures begin to rise. By planning ahead, you allow yourself plenty of time to maintain, test, and order repair parts for HVAC equipment, keeping your residents happy and your facility in tip-top shape.

Use our preventive maintenance checklist to keep your split system running efficiently. Consider these recommendations for both outdoor and indoor units to ensure maximum comfort levels.



Regular HVAC maintenance can maximize energy savings and extend the life of your equipment.

  • Verify the correct size breaker and wiring. 
  • Ensure fuses and breakers are in good working order. 
  • Make sure electrical line connections are tight and secure.


Outdoor Unit


  •   Test for acid in the system. 
  •   Inspect the unit for proper refrigerant level and adjust if necessary. 
  •   If you detect acid or the refrigerant is low, test the unit for leaks. If there is a leak, inject leak sealant. 
  •   Inspect refrigerant lines. Replace insulation if needed. 



  • Clean dirt, leaves, and debris from around and inside the unit.  
  •  Clean the coils with condenser coil cleaner to remove grime, dirt, and dust.  
  • Straighten coils to ensure proper air flow.  
  •  Ensure that the unit is on firm and level ground or a pad.  


  • Inspect the fan motor and fan blades. Lubricate as needed. 
  • Inspect the control box, wiring, and connections for visible weathering or damage. Controls may include contactors, relays, circuit boards, and capacitors. 
  • Use a capacitor tester for weak, open, or shortened capacitors. Replace as needed. 
  • Clean the contactor with aerosol cleaner. 
  • Inspect the compressor and associated copper tubing for damage. 


Indoor Unit

  • Replace air filters based on manufacturer’s recommendations. 
  • Inspect the evaporator coil, drain pan, and condensate drain lines. Clean as needed. 
  • After cleaning, use a Sta-Clean pan strip or Ever-Clean pan tab to reduce foul odors, drain stoppages and corrosion, and promote system hygiene. 
  • Secure any air leaks.
